If the booking is made more than 56 days before departure, 30% of total
rental costs must be paid as a deposit. The balance of rental costs
must be paid no later than 56 days before departure. Dates can be held
provisionally pending receipt of the deposit, but bookings will
not be confirmed until the deposit has been received. All confirmations
will be given in writing.
In the event of cancellation the following charges will apply:
more than 56 days prior to departure - the deposit
28 to 56 days prior to departure - 50% of rental costs
Within 28 days of departure - total rental costs
& Breakage Deposit
deposit for damages and breakages is £500 and
should be paid when the balance is due. If there have been breakages
or damages an amount to cover the costs will be agreed with us
before you leave and the balance will be returned within 2 weeks of
costs do not include central heating which costs €35 per 24 hours or part thereof.
You can choose not to replace items used in the house and we will charge a flat fee of €50.
The house will be thoroughly cleaned before you arrive and you are asked to
leave it in the condition you found it. If the property is left in a condition which requires extra cleaning
we reserve the right to deduct further charges from the security deposit.
You must arrange for holiday insurance cover for all members of the party.
This should cover you against loss of irrevocable deposit and any other
charges following necessary cancellation of your holiday rental resulting
from death, injury or illness occurring after your booking has been made.
You should also arrange for full medical cover for everyone in your party.
Except by prior arrangement the number of people staying at L'Olmo cannot
exceed 8 if you book only the main house or 10 if you also book
the extra bedroom. Only those people whose names are on the booking
form may use the facilities at the house.
The normal changeover day is Saturday. Arrival time
is not before 4.00 PM and departure time
by 10.00 AM. This enables us to thoroughly clean and
prepare the house for future guests.

We live on the property in a self-contained and private apartment with its own parking and garden area. L'Olmo is let on an exclusive
basis so we will respect your privacy at all times. We are always available
if you have a problem or need advice or guidance during your stay.
L'Olmo is a non-smoking home although there are plenty of places to smoke outside.
